The Tenant acknowledges and agrees that smoking or consuming cannabis (weed) in any form is strictly prohibited inside the rental unit, within the building, or in any common areas of the property, including outdoor spaces such as balconies, patios, or areas near entrances/exits.
In the event the Tenant, their guests, or invitees are found smoking or consuming cannabis in or near the property, the Tenant shall be liable to pay a penalty of CAD 1,500 per occurrence, in addition to any other remedies available to the Landlord under this Lease Agreement or applicable law.
The Tenant acknowledges that once a Security Deposit is provided, the room will be reserved for the Tenant. In the event that the Tenant cancels the reservation without occupying the room, the Security Deposit will be forfeited against one month’s rent and will not be returned.
